Painters and Decorators in London – Why Proper Mist Coat Matters in School Renovations

During one of our painters and decorators projects in a London school, we encountered a situation that perfectly illustrated the importance of using the correct mist coat during wall preparation. The classrooms had been freshly plastered with British Gypsum finish, but the contractor before us skipped a critical step — applying a proper mist coat. Instead, they went straight for a vinyl silk finish.

This oversight caused serious adhesion problems. Without the right mist coat, the surface cannot breathe properly, and the paint struggles to bond to the plaster. This can lead to peeling, flaking, and the need for costly remedial works later on — a problem for both the client and the contractor.

Technical approach – what we normally do

In the case of British Gypsum, our main recommendation is to apply a traditional mist coat — typically a diluted coat of a high-quality matt emulsion paint, thinned down by around 40% with clean water. This allows the plaster to breathe and provides an ideal surface for subsequent coats.

For other types of plaster or skim coats, especially dispersion-based ones, we often use specialised primers such as Dulux Trade Plaster Sealer or Obradur Flesch sealing products. These primers regulate absorption and improve paint adhesion.

Our process in this project

When we arrived, the vinyl silk finish was already applied — but it was unstable. We had to carefully sand back problem areas, spot-prime with appropriate sealers, and in some cases, completely strip and reapply the paint system from scratch. This added hidden costs and extended the project timeline.
