A Prestigious Restoration in Little Venice

Our client, Richard Gardiner Architects, creates stunning home extension and renovation designs for private residential clients in and around London, and Ignas were delighted to work with them on this premium project.
The four-storey, Grade II-listed property in question, at Blomfield Road in Maida Vale, London, needed external renovation and painting works.

What Was Wrong?
Despite regular five-year maintenance cycles, the architect noticed that, during his most recent assessment, the building’s exterior was looking far from its best.
Indeed, it was starting to stand out from neighbouring homes – and not in a good way.
The finishing works, carried out by the previous contractor, had not provided the expected longevity or quality for this type of high-end exterior decorating in London.
We were alarmed to see that already, a thin coat of plaster had started to flake off.
Wooden and metal components were showing far-too-early signs of wear. And, to bring the façade in line with strict restoration requirements, it would need to be restored and deep cleaned.


What We Needed To Do
Our remit involved cleaning, repairing, restoring and painting all the façades. Likewise, the associated woodwork and metalwork on the front, side and rear elevations.
Here’s what we did:
- Protected the neighbouring property throughout the entire project (this is essential and creates goodwill and trust). Then, erected alarmed scaffolding on all elevations.
- We cleaned thoroughly all the façades, stone details, wood and metal elements. The team also used a pressure washer for the best results.
- Removed the unstable render and protrusions, and re-applied new plaster coatings.
- For high-quality woodwork finishings, the team’s preparation was second to none,
including sanding, degreasing and full repairs. Ignas replaced putty where necessary, sealed joints and substituted glass and sash cords as appropriate.

They fully restored and painted all woodwork, including windows, doors, trims and soffits. Where needed, we applied a three-coat system (primer, undercoat and finish) all by hand and with great care.
- We painted the façade with the Dulux Trade Weathershield system, as per the architect’s specification. Plus, replaced old sealants around windows and doors.
- The metalwork needed anti-corrosion protection – this included railings, handrails, downpipes, the gate and ventilation grilles.
- Full joinery repairs, including glass and sash cord replacements, and window adjustments.
- Repaired and restored the garden gate, the fence, posts and hand painted the house number.
- Repaired the roof hatch and the shed.
We even installed pigeon deterrent netting.
